When selling your home finding a reliable listing agent can be extremely difficult. It is important to find one that you can get along with easily, don’t feel intimidated, and can openly and honestly discuss matters. We’ve come up with some of the most crucial questions to keep in mind when looking for a listing agent to ensure you find someone that works with you!
1.) Ask for References
When picking an agent to list your home, you want to know that they have had plenty of years of experience. It doesn’t matter if they are buyer or seller references, all aspects of a transaction matter. Ask about the client’s experience, were they pleased? Were they easy to get a hold of? Would they recommend this agent? Keep in mind that recommendations are the “Yelp” review of real estate agents.
2.) Ask for a CMA ( Comparative Marketing Analysis)
It is important to know that the turnover of properties sold and bought with this agent are up to par. Ask about their sold vs. selling properties in the areas. Whether buying or selling, this will help you find a price range as well. Notice the home features of competitive houses on the market. Finding out how long homes are on the market for help decipher between the agent’s advice and the current market trends.
3.) Area Growing or Declining
Be sure to find out about the area in which you are buying or selling. However, this may be more applicable to those that are buying. Some thoughts you should keep in mind are, how is the neighborhood activity? Is the town and streets well maintenanced? How are small businesses doing in the area? This will all give you an idea if this would be a good area to invest a home in.
4.) Ask for an Explanation of the Documents
Most of the time this won’t be something overlooked but it is always a great idea to take time and ask any questions you may have. Pay attention to the clauses and what it may contain. Be sure to understand the listing agreement.
5.) Ask about their Marketing Plan
Most agents have a large platform for marketing homes. This may contain a personal website, virtual tours, portals (ie. zillow, trulia, etc.), and most importantly tons of pictures. Buyers love pictures, especially when they are well executed. Make the home as appealing as possible in pictures as well as inside to draw attention.
6.) Communication Schedule
Some agents take poor care of their clients. Granted they may be busy, but they may miss calls and not bother to return them, etc. This is most definitely something to avoid. Be sure to have a mutual understanding of how fast and often you can communicate and whether it is easier by EMail, phone, text, etc.
7.) Don’t Just List Your Property. Get it Sold!!
